Offer Paperwork Checklist

Please submit all ACCEPTED offers (Along with all reject offers if you are the listing agent who received multiple offers to the office)

LISTING SIDE PROCEDURE

On the Trade Record Sheet highlighted in Yellow it asks “Would you like us to notify KWAR of this sale (Listings only) – Select “YES” and we will notify the board for you.

Please note the deal secretary office can notify the K-W, Cambridge, Guelph, and RAGBOS, and LSTAR Real Estate Boards of firm and conditional deals if you ask them to do so by selecting “YES” on the trade record sheet.

DOUBLE ENDED DEALS

Listing side is responsible for submitting all paperwork. Buy side agent is responsible for submitting trade record sheet and receipt of funds form.

MUTUAL RELEASES

Must be fully signed by all parties before submitted to the Keller Williams office. Must be submitted to the Keller Williams office within 10 business days. Keller Williams office will cut the cheque as soon as possible after receiving a fully signed mutual release and when the deposit has been cleared through the bank. Please also provide instruction if the buyer wants to pick up the cheque, or if you will, or if they want it to be mailed to them (and if so, to what address)

Sending Documents To Lawyers

On the Keller Williams Trade Record Sheet there is a highlighted section that asks “Would you like us to send documents to your clients’ lawyer?” check “YES” to have us send it. We will only do this once the deal is FIRM.

It is ultimately the responsibility of the agent and/or their client to ensure all appropriate documents are sent to the Lawyer’s office.

Our deal secretary office will provide the lawyers with commission invoices and other miscellaneous info should they request it via our office.
